A significant structural renovation of our downstairs — removing internal walls to create a large open-plan living space, a new downstairs WC, new flooring throughout, a brand-new kitchen and patio doors. The quality of workmanship has been outstanding and the project was completed within the agreed timescales. Any minor snags were dealt with promptly, often almost immediately.
We started 2025 with a 2-storey chimney being taken out. The lads did such a good job we gave them the rest of our renovation — two small extensions, a new downstairs toilet and kitchen, upstairs bathroom, a bedroom move and renovation, finishing with a full back garden renovation. We've had many comments on how good the work looks, especially the brickwork.
We've recently had a knock-through between the lounge and dining room along with other internal and brick work. We're extremely pleased with the quality — everything finished to a high standard, the team were professional, tidy and clearly took pride in what they were doing. Communication with Craig was great throughout and they stuck to the agreed timeline.
After getting a few quotes for our kitchen, we chose Cheshire Design & Build NW and I'm glad we did. They turned up when they said they would, kept us updated, and got on with the job without any fuss. The finished kitchen looks fantastic. Cat A or Cat B is the first question
Before anyone can talk cost, we need to know what you're actually buying. A Cat A fit-out is the landlord's base build — raised floors, ceilings, basic M&E — leaving a lettable shell. A Cat B fit-out is the occupier's: partitioning, meeting rooms, kitchens, branding, AV. Confusing the two is where most office budgets go wrong.
What drives the cost of an office fit-out
- Cat A, Cat B or both — the single biggest determinant of scope and cost.
- Partitioning — solid stud is one price; glass, frameless, Crittall-style, acoustic and fire-rated systems are quite another.
- Mechanical & electrical — how much of the existing M&E can be reused, and how much has to be renewed. Usually the biggest hidden variable.
- Ceilings and lighting — grid, plank or MF plasterboard, and the lighting spec that goes with them.
- Data and comms — structured cabling, comms room and containment.
- Kitchens and breakout — tea-points versus a full staff kitchen and breakout space.
- Joinery and branding — reception desks, boardroom panelling and bespoke pieces.
- Out-of-hours working — if the office has to stay operational, phased and evening working carries a cost. It's usually worth it.
- Dilapidations — if you're leaving a space, reinstatement to the lease's schedule of condition is a separate cost people forget entirely.

What's the difference between Cat A and Cat B, and why does it matter for cost?
Cat A is the landlord's base build — raised floors, ceilings, basic M&E, ready to let. Cat B is the occupier's fit-out — partitioning, meeting rooms, kitchens, AV and branding. They're completely different scopes, and assuming a quote covers both is where office budgets most often go wrong.
What's the biggest hidden cost in an office fit-out?
Mechanical and electrical. How much of the existing M&E can actually be reused versus renewed swings the number more than almost anything else, and it isn't visible on a floor plan. We assess it properly at the site visit rather than assuming.
Does staying open during the works cost more?
Phased and out-of-hours working does carry a premium — but it's usually far cheaper than the business stopping. We'll price both so you can make that call with real numbers.
Do you provide insurance certificates for our landlord?
Yes. We hold Public Liability, Employers' Liability and Contract Works insurance, and certificates are available on request for landlords, insurers or tender documentation.
