A significant structural renovation of our downstairs — removing internal walls to create a large open-plan living space, a new downstairs WC, new flooring throughout, a brand-new kitchen and patio doors. The quality of workmanship has been outstanding and the project was completed within the agreed timescales. Any minor snags were dealt with promptly, often almost immediately.
We started 2025 with a 2-storey chimney being taken out. The lads did such a good job we gave them the rest of our renovation — two small extensions, a new downstairs toilet and kitchen, upstairs bathroom, a bedroom move and renovation, finishing with a full back garden renovation. We've had many comments on how good the work looks, especially the brickwork.
We've recently had a knock-through between the lounge and dining room along with other internal and brick work. We're extremely pleased with the quality — everything finished to a high standard, the team were professional, tidy and clearly took pride in what they were doing. Communication with Craig was great throughout and they stuck to the agreed timeline.

Why nobody can price this honestly from a web page
Search "kitchen extension cost" and you'll get a per-square-metre figure. It's close to useless. A kitchen extension is really two projects — a structural build and a bespoke kitchen — and either one can double the other's budget depending on decisions you haven't made yet.
What we can do is be straight with you about what actually moves the number, so you know what you're deciding when you decide it.
What drives the cost of a kitchen extension
- Size and shape — a rear extension, a side-return infill and a wrap-around are three different builds. Footprint matters less than complexity.
- Structural work — how much of the existing rear wall comes out. A full-width opening needs bigger steels, more propping and more making-good than a doorway.
- Groundworks — foundations depend on the ground, on trees, and on where the drains run. Diverting a manhole is a cost you can't see from the street.
- Glazing — bi-folds, sliders, a lantern rooflight and Crittall-style screens are one of the biggest single swings in the whole budget.
- The kitchen itself — cabinetry, worktops and appliances can range enormously. A stone worktop and integrated appliances are a different order to a mid-market fit.
- Services — moving the gas, rerouting the soil stack, upgrading the consumer unit, underfloor heating.
- Planning — permitted development is cheaper and faster than a full householder application.
- Access — whether a digger can get to the back of the house, or whether it all goes through the hallway by hand.
