The lads did such a good job we gave them the rest of our renovation — two small extensions, a new downstairs toilet and kitchen, upstairs bathroom, a bedroom move and renovation, finishing with a full back garden renovation. We've had many comments on how good the work looks, especially the brickwork.

The roof you already have decides most of the price

A loft conversion is one of the most cost-effective ways to add a bedroom — but the range is wide, and most of it is decided before you choose a single finish. It comes down to what's above your head right now.

What drives the cost of a loft conversion

  • Roof structure — a traditional cut roof is far easier to convert than a modern trussed roof, which needs significantly more structural work.
  • Head height — if there isn't enough, the floor has to be lowered or the roof raised, and that changes everything.
  • Conversion type — Velux-only is the cheapest; a rear dormer adds volume and cost; hip-to-gable and mansard are bigger structural jobs again.
  • Structural steel — purlin-replacing steels and floor-spanning beams to carry the new floor.
  • Staircase — where it lands, and what it costs you in the room below. Often the trickiest design decision in the project.
  • En-suite — adding a bathroom means plumbing, waste runs, possibly boosting hot water, and full tanking.
  • Fire safety — a protected staircase enclosure, FD30 doors and mains-interlinked alarms are required, not optional.
  • Planning — rear dormers often fall under permitted development; front-facing or conservation-area work needs consent.

Loft Conversion Cost FAQs

Why is there such a wide range in loft conversion prices?

Because the roof you already have decides most of it. A traditional cut roof converts easily; a modern trussed roof needs far more structural work. Add head height, dormer type and whether you want an en-suite, and two lofts in identical houses can differ substantially.

Is a loft cheaper than an extension?

Usually, yes — you're working inside an existing envelope and not touching the garden. But if head height is marginal and the floor has to be lowered, the gap narrows fast. We'll tell you straight which gives you more usable space for your money.

Does an en-suite add much?

It's a meaningful addition — plumbing, waste runs, full tanking and often boosting the hot water so a new shower actually performs. Worth doing properly if you're doing it at all.
